Guidelines for Renting and Viewing our Home

The cost of renting typically depends on factors such as the property's location, available amenities, and the standard of its furnishings. When a property is booked without a prior visit, we strive to provide an accurate depiction concerning the size, condition, and comparable options of our home. If you have particular preferences or are worried about the quality, we recommend checking the interior photos on this website, as we cannot offer exchanges or refunds once you arrive.

Occupancy Guidelines and Accommodation Eligibility

 We rent exclusively to family groups. Sandbridge Beach is a community focused on families, and as such, parties in rental homes are strictly forbidden. According to the Short Term Rental Zoning Ordinance from the City of Virginia Beach, the maximum occupancy (including children aged 4 and above) for a rental property is limited to three times the number of bedrooms. We rent our home without discrimination based on race, color, religion, sex, national origin, disability, familial status, or sexual orientation. The leaseholder must be at least 24 years old and is required to reside in the property throughout the rental period. Identification must be provided upon request. Any false representations, hosting of parties, or exceeding the occupancy limit will lead to immediate eviction without a refund.

NOTE: We do not accept applications from fraternities, sororities, students, or single individuals.

Lease and Payment Guidelines: 

     Once you have reserved your vacation dates you will receive an electronic lease agreement via email, which must be signed within seven days. Once you have reserved, you must pay a minimum of 50% of the rental fee along with any chosen travel insurance. The initial payment should be made via Check, Bank ACH, Zelle, or Venmo.  Please make checks payable to Anders Hellstrom and list the lease number in the information section of the check.

  • Bank, ACH, Venmo and Zelle are also options if you wish to use them please let me know.
  • For Canadian/overseas guests, please make sure your check is drawn on a U.S. Bank, or certified U.S. Funds, or a check drawn on an overseas bank that is a U.S. Funds account and has U.S. Funds printed on the check (not hand-written)

The first portion of the lease payment is due within five business days of the date you sign the lease, or your reservation will be automatically canceled. The remaining balance, including rent and taxes, is due 30 days before your arrival. For information about our Holiday Payment Plan, please contact us.

Payment Options Road Map

To secure your reservation, we offer several payment methods including personal checks, cashier's checks, money orders, wire transfers, and online payments via Venmo, Zelle or electronic checks. Payments must be received by the due date specified in your lease agreement. For credit card or electronic check payments. Note that credit card transactions are handled by a third party. Personal checks are only accepted if received 30 days before your arrival date, and a $30 fee applies to any returned checks. For direct wire transfers, please reach out to us. Canadian guests paying by check should ensure their checks are drawn on a U.S. bank or certified in U.S. funds. If a reservation is made less than 40 days before arrival, the total balance is due immediately. For reservations made 40 to 15 days before arrival, payment must be made within two days using certified funds, credit card, or cash. For reservations made 14 days or less before arrival, payment must be made within one day using certified funds or cash only. We reserve the right to specify the payment method at our discretion.

CHECK-IN:   4:00 PM

Please schedule your arrival for after 4 pm on your check-in day. Our diligent cleaning staff requires the entire 10 am to 4 pm timeframe to prepare your rental to the highest standards. To facilitate a seamless check-in, expect to receive an email or text message the week before your arrival. This communication will provide essential information on obtaining the code for keyless entry along with Wi-Fi details and other helpful tips. We aim to make your arrival as hassle-free as possible.

CHECK-OUT:  10:00 AM

Ensure you vacate the premises by 10 a.m. sharp to avoid inconveniencing incoming guests. When leaving, make sure all dishes are cleaned and stored, and the property is left tidy. Secure all doors and windows, and strip the beds and bathrooms of their linens, and drop them in the closest common area, like the kitchen or game room.

Guest Liability and Responsibility for Damages

The guest is liable for any damages, which may include, but are not limited to, missing items, excessive cleaning, damage from exceeding the specified occupancy limit, furniture being moved between rooms, late check-out, and long-distance phone charges. Costs resulting from the aforementioned issues will be the responsibility of the guest.

Pets Policy for Guest Comfort 

     We love pets, but to ensure all our guests have a comfortable and allergy-free stay, our vacation rental is a pet-free zone. This policy helps us maintain a clean and welcoming environment for everyone. We appreciate your understanding and cooperation. Please note that service animals are always welcome, in compliance with legal requirements.
      To accommodate guests with assistance animals, we require the completion of a Reasonable Request for Assistance Animal Addendum. You can access it by requesting it via email request achellstrom@gmail.com. This form should be submitted well in advance of the rental start date, allowing ample time to review the request. It is important to provide accurate and truthful information on the addendum, as any misrepresentation or omission will be considered a material breach of the 2841 Sandpiper Rd. Lease Agreement. Such breaches may result in the forfeiture of all payments made and immediate eviction from the property.

Parking and Accessibility Guide

2841 is conveniently located within walking distance to the beach. If you are facing the beach from the front of the house, there is a walkway on the right side of the house to the right that leads right to the beach.  For those looking to explore areas beyond their immediate vicinity, parking restrictions apply along Sandfiddler and Sandpiper Roads, with permitted parking only between the 3200 and 3600 blocks of Sandfiddler Road. Additional parking is available on nearby side streets. The City of Virginia Beach provides three parking lots in Sandbridge, offering both daily and weekly parking passes. Two of these lots are situated near the Sandbridge Market, while the third is at the southern end of Sandbridge, in Little Island Park.

Voluntary Travel Insurance Coverage: 

To safeguard your vacation investment, the Travel Insurance plan and Damage Protection Plan is entirely optional and should be acquired when you make your initial payment. You can view the plan details by clicking here. The cost for this insurance will be shown on your lease if you opt in. It provides coverage for cancellations due to unexpected events like sudden illnesses, deaths, or mandatory evacuations during hurricanes, and if you get the Damage Protection it can help protect yourself against additional expenses due to accidental damage to your rental for just $59.  For any inquiries, contact Generali Global Assistance at 1-866-999-4018. Restrictions on RV Parking at Rental Properties in Virginia Beach:

Beachgoer Guidelines

 Virginia Beach City Ordinances prohibit activities such as driving on the sand, having bonfires, using glass containers or alcoholic drinks, and setting off fireworks. Swimmers are given priority over surfers in the water. For safety reasons, swimming beyond 50 yards from the shore is illegal. Additionally, leaving personal belongings unattended on the beach is no longer allowed. City workers will remove and discard these items every day. Items subject to removal include, but are not limited to, tents, canopy structures, chairs, umbrellas, coolers, boats, surfboards, and other personal belongings. You must take these items with you daily to prevent them from being discarded. If city employees remove beach equipment that you have rented locally, you will be responsible for any replacement costs. To help maintain the cleanliness of our beaches, please ensure you collect and dispose of your trash before leaving.

Pool and Hot Tub Use 

 To ensure the health and safety of your family, all pools and hot tubs are cleaned and treated after each guest's stay. As a result, it might take up to 24 hours for the hot tub to reach the desired temperature when you arrive. The outdoor pool is accessible to guests between May 1st and October 15th. We do not guarantee specific water temperatures, and no refunds will be issued for uncomfortable swimming conditions.

Grilling and Fireplace

On the rear deck, you have two grilling choices: a gas-fired grill located under the pergola and a charcoal grill beside it for those who enjoy the charcoal taste. Upstairs in the great room, there's a fireplace, but it's purely decorative.

Home Furnishings and Equipment Rental Options:

The home is fully furnished with furniture, a game room, three surf boards, three kyaks, plus soap, and a starter pack of paper towels and toilet paper. The beds have sheets, pillowcases, pillows, bedspreads, and mattress pads, and each bed has one blanket, but there aren't any extra blankets. If you need stuff for babies, beach toys, more kayaks, bikes, and other fun things, you can rent them from MONEYSWORTH RENTAL EQUIPMENT. Just make sure to ask ahead of time to make sure they have it. Linens:

We offer free linens with beds already prepared! Moreover, each reservation includes towel sets matching the unit's capacity (comprising a bath towel, hand towel, and washcloth), a set of two kitchen towels, and a bathmat for each full bathroom.

Owners Closet:

Our home has a locked owner's closet and a locket shed. We kindly ask that you do not access these, as they are meant to remain closed.

Guest Belongings and Return Policy

Unfortunately, we can’t assume responsibility for any belongings left behind by guests. We kindly ask that you ensure all personal items are collected before your departure. Should you need any forgotten items returned by mail, a minimum fee of $30 will apply.

Notice of Potential Changes to Property Details

 The details regarding descriptions, rates, and amenities found on this website, rental agreement, or brochure may be altered at any time without prior notice. Changes, including omissions, additions, or errors, as well as modifications to bedding, furnishings, and equipment, are possible.

Uncertainty of Coastal Conditions and Access Information

In Sandbridge Beach, Virginia Beach, VA, most beach access points are equipped with ramps to accommodate individuals with disabilities.  To find beach mobility options for some disabilities click here.

Please note that due to the ever-changing coastal environment, we cannot guarantee the size or condition of the beach, seawall, public access stairs, or private stairs to the beach at any given time.

Property Unavailability and Relocation Policy

Should your reserved property become unavailable, we retain the right to relocate you to a similar property. We will do our utmost to ensure that the alternative property is in a similar location, can accommodate the same number of guests, and falls within the same price bracket. However, we cannot assure the availability or exact equivalence of other properties. The Owner is not responsible for any acts of nature that might prevent or restrict the property's use.

Reservation Modification and Refund Policy

         To cancel a reservation, guests must submit a written request, which can be done via email. Refunds will be issued for all amounts paid by the guest, minus a 20% cancellation fee of the total rent and any non-refundable charges, but only if the property is rebooked at the same rate and for the same period. If the property is not rebooked, no refund will be given, regardless of the reason for cancellation. Modifying or transferring a confirmed booking incurs a $40 fee, provided the initial reservation is rebooked at the same rate and duration. Purchasing travel insurance is strongly advised.

Equipment Maintenance and Refund Policy

Our home equipment must be functional. If you encounter any non-working equipment, notify us immediately. We are committed to addressing repairs promptly. We reserve the right to inspect and conduct repairs during your stay. Guests will incur charges for maintenance calls deemed unnecessary. Rent will not be reduced, and no rebates or refunds will be provided for mechanical issues with air conditioning, appliances, public utility disruptions, guest dissatisfaction, or inaccuracies in any brochures, websites, or reservation agreements, including any modifications made by the to bedding, furnishings, or equipment. Refunds will not be issued due to bad weather, including hurricanes, though a Travel Insurance Plan is available and strongly advised
